End of tenancy cleaning in London & Hertfordshire.

S/01The job

What an end of tenancy clean really is.

An end of tenancy clean is not a big domestic clean. It is a clean against a document. Somewhere there is a check-in inventory with photographs of how the property looked the day the tenant collected the keys, and at the end of the term a check-out report is compared against it. Deposit deductions come out of the gap between the two. That is the whole job: close the gap, and be able to show that you closed it.

Which is why the scope is unlike anything else we do. There is no furniture to work around and nobody living there, so we clean inside, behind and underneath everything: inside the oven rather than the front of it, inside the cupboards rather than the doors, behind the washing machine rather than in front of it, the tops of doors, the backs of radiators and the interiors of the window frames. It is done once, thoroughly, with a crew rather than one person, because it is a deadline job with keys due back.

We do it for three sorts of client and the brief shifts slightly each time. Landlords want the property re-lettable, which usually means a clean plus an honest defect list. Letting agents want it to pass their own check-out report without a second visit, on a date that is nearly always in the last two days of the month. Tenants want to protect a deposit, and often need the work done in a single day, between the removal van pulling away and the keys going back to the office.

S/02Scope

Room by room, inside and behind.

Kitchen

  • Oven stripped down: door glass, racks, trays, inner roof and floor degreased; hob, burners and pan supports; extractor filter degreased
  • Fridge and freezer emptied, defrosted where needed, cleaned inside including seals, shelves and drawers
  • Washing machine and dishwasher: drum, seals, detergent drawer and filter
  • Every cupboard and drawer cleaned inside and out; handles degreased
  • Worktops, splashbacks and tile grout; sink, taps and plughole descaled
  • Behind and beside white goods wherever they can be moved safely; floor edges and under the units

Bathrooms and WCs

  • Limescale removed from taps, shower head, screen and tiles
  • Bath, basin, shower tray and WC cleaned and descaled, including behind the pan and around the cistern
  • Grout and silicone cleaned; surface mould treated
  • Mirrors, glass and chrome polished; extractor grille cleaned
  • Cabinets cleaned inside; floor cleaned right to the edges

Bedrooms and living areas

  • Wardrobes, drawers and shelving cleaned inside; tops of units dusted
  • Carpets vacuumed thoroughly, edges included and under any remaining furniture; hard floors mopped
  • Skirting boards, architraves, door tops, handles and light switches
  • Radiators, including behind and between the panels
  • Curtain rails, picture rails and any remaining fixtures

Throughout and outside

  • Internal glass and window sills; frames and the interiors of the frames
  • Cobwebs removed; ceiling corners and light fittings dusted
  • Stairs, bannisters and hallway floors
  • Bins washed out; any rubbish left is bagged and put out for collection
  • Meter cupboards, airing cupboard and under-stairs storage

Commonly added and quoted separately: carpet steam cleaning or hot-water extraction (often specifically required by the tenancy agreement), external window cleaning, upholstery cleaning, and nicotine or deep-mould treatment where the walls need specialist work rather than cleaning.

S/03Checklist

The deposit-ready checklist.

After enough of these you learn that deposit disputes concentrate in a very small number of places. If you are inspecting the work yourself — or doing it yourself — go straight to these twelve.

  • The oven. More deductions than anything else. Door glass from the inside, the roof of the cavity, and the grill pan.
  • The extractor filter. The metal mesh above the hob is almost always missed and always noticed.
  • Fridge and freezer seals. The rubber gasket, not just the shelves. And leave the door ajar if the power is going off.
  • Washing machine drawer and filter. Pull the drawer right out; the housing behind it is usually worse than the drawer itself.
  • Limescale on shower screens and taps. Hertfordshire and north London are hard-water areas, so this needs a descaler and dwell time, not elbow grease.
  • Behind the WC pan and around the cistern. A standard check-out report looks there.
  • Inside every cupboard and wardrobe. Crumbs in the bottom of a kitchen drawer are a classic deduction.
  • Carpet edges and under the beds. Exactly where the vacuum did not go.
  • Skirting boards and door tops. Run a finger along them, because the check-out clerk will.
  • Window sills and frame interiors. Including the drainage channels at the bottom of UPVC frames.
  • Light switches, sockets and handles. Finger marks read as “not cleaned” to an inspector.
  • The garden and the bins. If the property has outside space, rubbish and overgrowth get charged for too.

Typical timings from our own scheduling, for an empty property in normal condition. Heavy kitchen grease, long-term mould, nicotine staining, hoarding, or a property that was never cleaned during the tenancy all take materially longer — which is why we ask for a few photographs before we quote rather than discovering it on the day.

S/04Booking

Landlords, agents and tenants.

We work across London and Hertfordshire, with most of our move-out work in Watford, St Albans, Hemel Hempstead, Rickmansworth, Borehamwood, Harrow and north London. Our head office is in Watford, which matters more than it sounds: end of tenancy work concentrates into the last three days of the month, and being local is the difference between attending on the day the keys are due and attending the following week.

What we need from you. The address and property size, the date and time the keys are due back, whether the property will be empty, whether the tenancy agreement specifies professional carpet cleaning, and a few photographs of the kitchen and bathroom. That is enough for a fixed price the same day.

What you get back. A fixed quote, a confirmed date, and a crew rather than a lone cleaner. Every visit is logged in our own operations platform: the crew check in at the property, the work is confirmed room by room on site, and completion is time-stamped. Where there is damage rather than dirt — a cracked hob, a failed extractor, mould coming through from a structural problem — it is photographed and reported to you rather than quietly cleaned over, because that is the difference between a deposit deduction and a repair.

Common questions.

Does the property need to be empty?

Ideally, yes. An end of tenancy clean is done inside, behind and underneath everything, so an empty property gets a materially better result and takes less time. Where furniture is staying we clean around and under it wherever it can be moved safely, and we tell you in advance what cannot be reached.

Is carpet cleaning included?

Thorough vacuuming is included as standard. Steam cleaning or hot-water extraction is a separate specialist add-on, and it is worth checking your tenancy agreement first: many in London specifically require carpets to be professionally cleaned at the end of the term, and a receipt is sometimes asked for.

Will the clean guarantee my deposit back?

No honest cleaner can promise that, because deposit deductions cover damage, missing items, rent arrears and garden condition as well as cleanliness. What we can do is clean to the standard a check-out report is written against, and give you time-stamped evidence of the condition we left the property in, which is what actually settles a dispute.

How much notice do you need?

We reply to every enquiry the same day and can usually attend within a few days. The last three working days of any month are by a wide margin the busiest in this sector, so if your keys are due on the 30th or 31st, book as early as you can.

Do you clean the oven properly or just wipe it out?

Properly. The oven is stripped down: door glass separated where the model allows, racks and trays soaked, and the cavity degreased including the roof. It is the single most common source of deposit deductions, so it gets the most time.

Can tenants book directly, or only landlords and agents?

Anyone can book. We work for landlords, letting agents and tenants, and the scope is identical. Tenants normally want the work finished the day the keys go back; agents normally want it done before the check-out inspection.

Do you cover Watford, St Albans and Hemel Hempstead?

Yes, those three towns plus Rickmansworth, Borehamwood, Harrow, Hatfield and across north and central London. We are based in Watford, so south-west Hertfordshire is effectively home.
